In West Vancouver, there were 27 sales in the month of May. The sales to new listings ratio was 28% which represents a buyer’s market. For May 2020, the sales to total active listings percentage was 7%, a decrease from 10% in May 2019. Sales for May 2020 were down by 29 units compared to May 2019. 

The West Vancouver listing inventory has increased by 3 homes compared to April 2020. The average price year-to-date (YTD) is down by 8% compared to May 2019.  The West Vancouver median price decreased by $807,500 from April 2020 to May 2020 ($2,850,000 to $2,042,500).

In North Vancouver, there were 51 sales in the month of May. The sales to new listings ratio was 38% which represents a balanced market. For May 2020, the sales to total active listings percentage was 19%, a decrease from 24% in May 2019. Sales for May 2020 were down by 54 units compared to May 2019. 

The North Vancouver listing inventory has increased by 17 homes compared to April 2020. The average price year-to-date (YTD) is up 2% compared to May 2019. The North Vancouver median price increased by $65,000 from April 2020 to May 2020 ($1,500,000 to $1,565,000).
