 In West Vancouver, the sales to new listings ratio was 54% for the month of December, up from last month's ratio of 25% (108% in December 2007).  Of the last 18 detached sales, 11 were under the municipal assessed value.  The sales to new listing ratio for the entire year of 2008 was 30%.  This compares to the sales to new listings ratio for 2007 which was 60%.  In West Vancouver, for the year of 2008, the average discount from the most recent asking price for all detached sales was 6%.  For the year of 2007, the average discount from the most recent asking price for all detached sales was 4%.  The average selling price for the sales that occurred in December was $1,599,615.

In North Vancouver, the ratio of sales to new listings was 119% for the month of December, up from last month's ratio of 42% (247% in December 2007).  The sales to new listing ratio for the entire year of 2008 was 44%.  This compares to the sales to new listings ratio for 2007 which was 75%.  In North Vancouver, for the year of 2008, the average discount from the most recent asking price for all detached sales was 3%.  In North Vancouver, for the year of 2007, the average discount from the most recent asking price for all detached sales was 1%.  The average selling price for the sales that occurred in December was $764,648.
