In West Vancouver, there were 80 sales in the month of September.  This represents a balanced market with a 47% sales to new listings ratio.  September was the second busiest month for detached home sales in the last 20 years. For September 2014, the sales to total active listings percentage was 15% and for September 2013, it was 13%.  Sales for September 2014 were up by 9 units compared to September 2013.  The West Vancouver listing inventory has increased by 11 homes compared to August 2014 and decreased by 44 homes compared to September 2013.  The average price year to date (YTD) is up 7% compared to September 2013 and is up by $11,726 compared to August 2014.  The West Vancouver median price increased by $182,500 from August 2014 to September 2014 ($1,927,500 to $2,110,000). 

In North Vancouver, there were 92 sales in the month of September.  This represents a balanced market with a 50% sales to new listings ratio.  For September 2014, the sales to total active listings percentage was 29% and for September 2013, it was 19%.  Sales for September 2014 were up by 14 units compared to September 2013.  The North Vancouver listing inventory has increased by 28 homes compared to August 2014 and decreased by 87 homes compared to September 2013.  The average price year to date (YTD) is up 9% compared to September 2013 and down by $1,477 compared to August 2014.  The North Vancouver median price increased by $15,000 from August 2014 to September 2014 ($1,065,000 to $1,080,000).
