In West Vancouver, there were 71 sales in the month of September.  This represents a balanced market with a 38% sales to new listings ratio.  For September 2013, the sales to total active listings percentage was 13% and for September 2012, it was 8%.  Sales for September 2013 were up by 28 units compared to September 2012.  The West Vancouver listing inventory has increased by ­­­10 homes compared to August 2013 and decreased by 6 homes compared to September 2012.  The average price year to date (YTD) is down 2% compared to September 2012 and is up by $28,405 compared to August 2013.  The West Vancouver median price increased by $315,000 from August 2013 to September 2013 ($1,800,000 to $2,115,000). 

In North Vancouver, there were 78 sales in the month of September.  This represents a balanced market with a 38% sales to new listings ratio.  For September 2013, the sales to total active listings percentage was 19% and for September 2012, it was 9%.  Sales for September 2013 were up by 34 units compared to September 2012.  The North Vancouver listing inventory has increased by 42 homes compared to August 2013 and decreased by 77 homes compared to September 2012.  The average price year to date (YTD) is down 2% compared to September 2012 and down by $1,759 compared to August 2013.  The North Vancouver median price decreased by $60,000 from August 2013 to September 2013 ($1,010,000 to $950,000).
