In West Vancouver, the sales to new listings percentage was 37% for the month of September compared to 45% in September 2010.  With 35% or below being a buyer’s market, the 37% for September 2011 represents a balanced market based on activity.  For September 2011, the sales to total active listings percentage is 15% and for the month of August 2011, it was 18%.  Sales for September 2011 were up by 15 units compared to September 2010.  The West Vancouver listing inventory has increased by 52 homes compared to August 2011 and decreased by 20 homes compared to September 2010.  The average price year to date (YTD) is up 15% compared to September 2010 and down by $12,013 compared to August 2011.  The West Vancouver median price decreased by $210,000 from August 2011 to September 2011 ($2,010,000 to 1,800,000). 

 In North Vancouver, the sales to new listings percentage was 38% for the month of September compared to 36% in September 2010.  With 35% or below being a buyer’s market, the 38% for September 2011 represents a balanced market based on activity.  For September 2011, the sales to total active listings percentage is 22% and for the month of August 2011, it was 26%.  Sales for September 2011 were up by 17 units compared to September 2010.  The North Vancouver listing inventory has increased by 76 homes compared to August 2011 and decreased by 27 homes compared to September 2010.  The average price year to date (YTD) is up 8% compared to September 2010 and up by $4,274 compared to August 2011.  The North Vancouver median price increased by $84,000 from August 2011 to September 2011 ($865,000 to $949,000).
