In West Vancouver, there were 116 sales in the month of October. The sales to new listings ratio was 75% which represents a strong seller’s market. For October 2015 the sales to total active listings percentage was 26%, an increase from 14% in October 2014. Sales for October 2015 were up by 45 units compared to October 2014. 

 

The West Vancouver listing inventory has decreased by 62 homes compared to September 2015 and decreased by 50 homes compared to October 2014. The average price year-to-date (YTD) is up 15% compared to October 2014 and is up by $60,157 compared to September 2015. The West Vancouver median price increased by $70,000 from September 2015 to October 2015 ($2,580,000 to $2,650,000). 

 

In North Vancouver, there were 130 sales in the month of October. The sales to new listings ratio is 127% which represents a very, very strong seller’s market. For October 2015 the sales to total active listings percentage was 83%, an increase from 31% in October 2014. Sales for October 2015 were up by 39 units compared to October 2014. 

The North Vancouver listing inventory has decreased by 58 homes compared to September 2015 and decreased by 129 homes compared to October, 2014. The average price year-to-date (YTD) is up 20% compared to October 2014 and is up by $16,744 compared to September 2015. The North Vancouver median price increased by $90,500 from September 2015 to October 2015 ($1,352,500 to $1,443,000).
