In West Vancouver, there were 80 sales in the month of October.  This represents a mild seller’s market with a 52% sales to new listings ratio.  For October 2013, the sales to total active listings percentage was 15% and for October 2012, it was 9%.  Sales for October 2013 were up by 29 units compared to October 2012.  The West Vancouver listing inventory has decreased by ­­­28 homes compared to September 2013 and decreased by 16 homes compared to October 2012.  The average price year to date (YTD) is down 1% compared to October 2012 and is down by $2,862 compared to September 2013.  The West Vancouver median price decreased by $15,000 from September 2013 to October 2013 ($2,115,000 to $2,100,000). 

In North Vancouver, there were 103 sales in the month of October.  This represents a seller’s market with a 71% sales to new listings ratio.  For October 2013, the sales to total active listings percentage was 28% and for October 2012, it was 17%.  Sales for October 2013 were up by 25 units compared to October 2012.  The North Vancouver listing inventory has decreased by 32 homes compared to September 2013 and decreased by 79 homes compared to October 2012.  The average price year to date (YTD) is down 1% compared to October 2012 and up by $9,472 compared to September 2013.  The North Vancouver median price increased by $88,000 from September 2013 to October 2013 ($950,000 to $1,038,000).
