In West Vancouver, there were 51 sales in the month of October.  This represents a balanced market with a 38% sales to new listings ratio.  For October 2012, the sales to total active listings percentage was 9% and for October 2011, it was 20%.  Sales for October 2012 were down by 39 units compared to October 2011.  The West Vancouver listing inventory has decreased by 18 homes compared to September 2012 and increased by 95 homes compared to October 2011.  The average price year to date (YTD) is up 8% compared to October 2011 and down by $10,122 compared to September 2012.  The West Vancouver median price decreased by $­58,929 from September 2012 to October 2012 ($1,800,000 to $­­­­­­1,741,071). 

In North Vancouver, there were 78 sales in the month of October.  This represents a seller’s market with a 57% sales to new listings ratio.  For October 2012, the sales to total active listings percentage was 17% and for October 2011, it was 28%.  Sales for October 2012 were down by 14 units compared to October 2011.  The North Vancouver listing inventory has decreased by 30 homes compared to September 2012 and increased by ­­­122 homes compared to October 2011.  The average price year to date (YTD) is up 6% compared to October 2011 and down by $2,194 compared to September 2012.  The North Vancouver median price decreased by $50,000 from September 2012 to October 2012 ($962,000 to $912,000).
