In West Vancouver, the sales to new listings percentage was 60% for the month of October compared to 57% in October 2010.  The 60% for October 2011 represents a seller’s market based on activity.  For October 2011, the sales to total active listings percentage is 20% and for the month of September 2011, it was 15%.  Sales for October 2011 were up by 31 units compared to October 2010.  The West Vancouver listing inventory has decreased by 30 homes compared to September 2011 and is identical compared to October 2010.  The average price year to date (YTD) is up 14% compared to October 2010 and up by $8,483 compared to September 2011.  The West Vancouver median price decreased by $25,000 from September 2011 to October 2011 ($1,800,000 to $1,775,000). 

In North Vancouver, the sales to new listings percentage was 79% for the month of October compared to 61% in October 2010.  The 79% for October 2011 represents a strong seller’s market based on activity.  For October 2011, the sales to total active listings percentage is 28% and for the month of September 2011, it was 22%.  Sales for October 2011 were up by 15 units compared to October 2010.  The North Vancouver listing inventory has decreased by 23 homes compared to September 2011 and decreased by 22 homes compared to October 2010.  The average price year to date (YTD) is up 7% compared to October 2010 and down by $2,898 compared to September 2011.  The North Vancouver median price decreased by $54,000 from September 2011 to October 2011 ($949,000 to $895,000).
