In West Vancouver, there were 71 sales in the month of October.  This represents a balanced market with a 50% sales to new listings ratio.  For October 2014, the sales to total active listings percentage was 14%, the same as October 2013.  Sales for October 2014 were down by 9 units compared to October 2013.  The West Vancouver listing inventory has decreased by 36 homes compared to September 2014 and decreased by 52 homes compared to September 2013.  The average price year to date is up 8 % compared to October 2013 and is up by $17,666 compared to September 2014.  The West Vancouver median price increased by $90,000 from September 2014 to October 2014 ($2,110,000 to $2,200,000). 

In North Vancouver, there were 91 sales in the month of October.  This represents a seller’s market with a 75% sales to new listings ratio.  For October 2014, the sales to total active listings percentage was 31% and for October 2013, it was 27%.  Sales for October 2014 were down by 12 units compared to October 2013.  The North Vancouver listing inventory has decreased by 32 homes compared to September 2014 and decreased by 87 homes compared to October 2013.  The average price year to date (YTD) is up 8% compared to October 2013 and down by $667 compared to October 2014.  The North Vancouver median price increased by $25,000 from September 2014 to October 2014 ($1,080,000 to $1,105,000).
