In West Vancouver, there were 82 sales in the month of November. The sales to new listings ratio was 77% which represents a strong seller’s market. For November 2015 the sales to total active listings percentage was 22%, an increase from 16% in November 2014. Sales for November 2015 were up by 17 units compared to November 2014. 

The West Vancouver listing inventory has decreased by 63 homes compared to October 2015 and decreased by 47 homes compared to November 2014. The average price year-to-date (YTD) is up 15% compared to November 2014 and is up by $17,246 compared to October 2015. The West Vancouver median price increased by $48,000 from October 2015 to November 2015 ($2,650,000 to $2,698,000). 

In North Vancouver, there were 102 sales in the month of November. The sales to new listings ratio is 94% which represents a very strong seller’s market. For November 2015 the sales to total active listings percentage was 77%, an increase from 32% in November 2014. Sales for November 2015 were up by 28 units compared to November 2014. 

The North Vancouver listing inventory has decreased by 24 homes compared to October 2015 and decreased by 104 homes compared to November 2014. The average price year-to-date (YTD) is up 21% compared to November 2014 and is up by $15,547 compared to October 2015. The North Vancouver median price increased by $47,000 from October 2015 to November 2015 ($1,443,000 to $1,490,000).
