In West Vancouver, there were 65 sales in the month of November.  This represents a strong seller’s market with 81% sales to new listings ratio.  For November 2014, the sales to total active listings percentage was 15%, slightly lower than 17% in November 2013.  Sales for November 2014 were down by 12 units compared to November 2013. The West Vancouver listing inventory for November 2014 has decreased by 66 homes compared to October 2014 and decreased by 32 homes compared to November 2013.  The average price year to date (YTD) is up 9 % compared to November 2013 and is up by $13,248 compared to October 2014.  The West Vancouver median price decreased by $325,000 between October 2014 and November 2014 ($2,200,000 to $1,875,000). 

In North Vancouver, there were 74 sales in the month of November.  This represents an extremely strong seller’s market with 112% sales to new listings ratio.  For November 2014, the sales to total active listings percentage was 31%, an increase from 25% in November 2013.  Sales for November 2014 were down by 9 units compared to November 2013.  The North Vancouver listing inventory for November 2014 has decreased by 49 homes compared to October 2014 and decreased by 88 homes compared to November 2013.  The average price year to date (YTD) is up 8% compared to November 2013 and up by $8,435 compared to October 2014.  The North Vancouver median price decreased by $26,000 between October 2014 and November 2014 ($1,105,000 to $1,079,000).
