North Shore Real Estate Update November 2013

In West Vancouver, there were 77 sales in the month of November.  This represents a strong seller’s market with an 89% sales to new listings ratio.  For November 2013, the sales to total active listings percentage was 17% and for November 2012, it was 6%.  Sales for November 2013 were up by 45 units compared to November 2012.  The West Vancouver listing inventory has decreased by ­­­86 homes compared to October 2013 and decreased by 53 homes compared to November 2012.  The average price year to date (YTD) is slightly lower than November 2012 and is down by $1,597 compared to October 2013.  The West Vancouver median price decreased by $225,000 from October 2013 to November 2013 ($2,100,000 to $1,875,000). 

In North Vancouver, there were 83 sales in the month of November.  This represents a strong seller’s market with an 87% sales to new listings ratio.  For November 2013, the sales to total active listings percentage was 26% and for November 2012, it was 15%.  Sales for November 2013 were up by 23 units compared to November 2012.  The North Vancouver listing inventory has decreased by 48 homes compared to October 2013 and decreased by 65 homes compared to November 2012.  The average price year to date (YTD) is slightly lower than November 2012 and up by $497 compared to October 2013.  The North Vancouver median price decreased by $23,000 from October 2013 to November 2013 ($1,038,000 to $1,015,000).
