In West Vancouver, the sales to new listings percentage was 70% for the month of November compared to 87% in November 2010.  The 70% for November 2011 represents a seller’s market based on activity.  For November 2011, the sales to total active listings percentage is 16% and for the month of October 2011, it was 20%.  Sales for November 2011 were down by 3 units compared to November 2010.  The West Vancouver listing inventory has decreased by 55 homes compared to October 2011 and has increased by 6 homes compared to November 2010.  The average price year to date (YTD) is up 15% compared to November 2010 and up by $12,338 compared to October 2011.  The West Vancouver median price increased by $45,000 from October 2011 to November 2011 ($1,775,000 to $1,820,000). 

In North Vancouver, the sales to new listings percentage was 102% for the month of November compared to 116% in November 2010.  The 102% for November 2011 represents a very strong seller’s market based on activity.  For November 2011, the sales to total active listings percentage is 28% and for the month of October 2011, it was also 28%.  Sales for November 2011 were down by 7 units compared to November 2010.  The North Vancouver listing inventory has decreased by 61 homes compared to October 2011 and decreased by 6 homes compared to November 2010.  The average price year to date (YTD) is up 8% compared to November 2010 and up by $4,371 compared to October 2011.  The North Vancouver median price increased by $55,000 from October 2011 to November 2011 ($895,000 to $950,000).
