In West Vancouver, there were 82 sales in the month of May.  This represents a balanced market with a 41% sales to new listings ratio.  For May 2014, the sales to total active listings percentage was 15% and for May 2013, it was 11%.  Sales for May 2014 were up by 11 units compared to May 2013.  The West Vancouver listing inventory has increased by ­­­43 homes compared to April 2014 and decreased by 73 homes compared to May 2013.  The average price year to date (YTD) is up 8% compared to May 2013 and is up by $29,449 compared to April 2014.  The West Vancouver median price increased by $300,000 from April 2014 to May 2014 ($1,900,000 to $2,200,000). 

In North Vancouver, there were 145 sales in the month of May.  This represents a seller’s market with a 73% sales to new listings ratio.  For May 2014, the sales to total active listings percentage was 36% and for May 2013, it was 24%.  Sales for May 2014 were up by 26 units compared to May 2013.  The North Vancouver listing inventory has decreased by 11 homes compared to April 2014 and decreased by 99 homes compared to May 2013.  The average price year to date (YTD) is up 10% compared to May 2013 and down by $34,001 compared to April 2014.  The North Vancouver median price decreased by $120,000 from April 2014 to May 2014 ($1,118,000 to $998,000).
