In West Vancouver, there were 71 sales in the month of May.  This represents a buyer’s market with a 33% sales to new listings ratio.  For May 2013, the sales to total active listings percentage was 11% and for May 2012, it was 13%.  Sales for May 2013 were up by 2 units compared to May 2012.  The West Vancouver listing inventory has increased by 42 homes compared to April 2013 and increased by 114 homes compared to May 2012.  The total number of active detached listings at the end of May 2013 is 627 and is the highest month end total since 1994.  The average price year to date (YTD) is down 1% compared to May 2012 and is down by $9,011 compared to April 2013.  The West Vancouver median price decreased by $154,500 from April 2013 to May 2013 ($1,950,000 to $1,795,500). 

In North Vancouver, there were 119 sales in the month of May.  This represents a seller’s market with a 56% sales to new listings ratio.  For May 2013, the sales to total active listings percentage was 24% and for May 2012, it was 31%.  Sales for May 2013 were down by 4 units compared to May 2012.  The North Vancouver listing inventory has increased by 18 homes compared to April 2013 and increased by 95 homes compared to May 2012.  The average price year to date (YTD) is down 2% compared to May 2012 and down by $15,661 compared to April 2013.  The North Vancouver median price decreased by $90,000 from April 2013 to May 2013 ($1,025,000 to $935,000).
