In West Vancouver, the sales to new listings percentage was 34% for the month of May compared to 63% in May 2011.  The 34% for May 2012 represents a buyer’s market based on activity.  For May 2012, the sales to total active listings percentage was 13% and for the month of April 2012, it was 17%.  Sales for May 2012 were down by 98 units compared to May 2011.  The West Vancouver listing inventory has increased by 38 homes compared to April 2012 and has increased by 84 homes compared to May 2011.  The average price year to date (YTD) is up 11% compared to May 2011 and down by $6,802 compared to April 2012.  The West Vancouver median price decreased by $15,000 from April 2012 to May 2012 ($1,815,000 to $1,800,000). 

In North Vancouver, the sales to new listings percentage was 48% for the month of May compared to 73% in May 2011.  The 48% for May 2011 represents a balanced market based on activity.  For May 2012, the sales to total active listings percentage was 30% and for the month of April 2012, it was 35%.  Sales for May 2012 were down by 26 units compared to May 2011.  The North Vancouver listing inventory has increased by 69 homes compared to April 2012 and increased by 59 homes compared to May 2011.  The average price year to date (YTD) is up 5% compared to May 2011 and down by $4,774 compared to April 2012.  The North Vancouver median price decreased by $86,000 from April 2012 to May 2012 ($1,070,000 to $984,000).
