In West Vancouver, the sales to new listings percentage was 63% for the month of May compared to 28% in May 2010. The 63% for May 2011 represents a seller’s market based on activity. Sales for May 2011 were up by 103 units compared to May 2010. The West Vancouver listing inventory has increased by 44 homes compared to April 2011 and decreased by 139 homes compared to May 2010. The average price year to date (YTD) is up 17% compared to May 2010 and up by $43,163 compared to April 2011. The West Vancouver median price increased by $20,000 from April 2011 to May 2011 ($1,890,000 to $1,910,000).
In North Vancouver, the sales to new listings percentage was 73% for the month of May compared to 41% in May 2010. The 73% for May 2011 represents a seller’s market based on activity. Sales for May 2011 were up by 55 units compared to May 2010. The North Vancouver listing inventory has increased by 2 homes compared to April 2011 and decreased by 129 homes compared to May 2010. The average price year to date (YTD) is up 6% compared to May 2010 and up by $23,988 compared to April 2011. The North Vancouver median price increased by $9,000 from April 2011 to May 2011 ($950,000 to $959,000).
