In West Vancouver, there were 146 sales in the month of March. The sales to new listings ratio was 71% which represents a seller’s market. For March 2016 the sales to total active listings percentage was 45%, an increase from 21% in March 2015. Sales for March 2016 were up by 45 units compared to March 2015. 

 

The West Vancouver listing inventory has decreased by 30 homes compared to February 2016 and decreased by 161 homes compared to March 2015. The average price year-to-date (YTD) is up 39% compared to March 2015 and is up by $63,793 compared to February 2016. The West Vancouver median price increased by $50,000 from February 2016 to March 2016 ($3,310,000 to $3,360,000). 

 

In North Vancouver, there were 180 sales in the month of March. The sales to new listings ratio was 91% which represents a very strong sellers’ market. For March 2016 the sales to total active listings percentage was 104%, an increase from 69% in March 2015. Sales for March 2016 were down by 9 units compared to March 2015. 

 

The North Vancouver listing inventory has decreased by 20 homes compared to February 2016 and decreased by 102 homes compared to March 2015. The average price year-to-date (YTD) is up 26% compared to March 2015 and is down by $13,002 compared to February 2016. The North Vancouver median price increased by $14,000 from February 2016 to March 2016 ($1,586,000 to $1,600,000).
