North Shore Real Estate Update March 2015

In West Vancouver, there were 101 sales in the month of March.  This represents a seller’s market with a 55% sales to new listings ratio.  For March 2015, the sales to total active listings percentage was 21%, an increase from 13% in March 2014.  Sales for March 2015 were up by 40 units compared to March 2014. 

The West Vancouver listing inventory increased by 15 homes compared to February 2015 and increased by 4 homes compared to March 2014.  The average price year to date (YTD) is up 9% compared to March 2014 and is up by $71,149 compared to February 2015.  The West Vancouver median price decreased by $22,000 from February 2015 to March 2015 ($2,320,000 to $2,298,000). 

In North Vancouver, there were 189 sales in the month of March.  This represents a strong seller’s market with a 79% sales to new listings ratio.   For March 2015, the sales to total active listings percentage was 69%, an increase from 39% in March 2014.  Sales for March 2015 were up by 55 units compared to March 2014. 

The North Vancouver listing inventory has decreased by 14 homes compared to February 2015 and decreased by 66 homes compared to March 2014.  The average price year to date (YTD) is up 14% compared to March 2014 and up by $7,538 compared to February 2015.  The North Vancouver median price increased by $2,500 from February 2015 to March 2015 ($1,272,500 to $1,275,000).
