In West Vancouver, there were 61 sales in the month of March.  This represents a balanced market with a 43% sales to new listings ratio.  For March 2014, the sales to total active listings percentage was 13% and for March 2013, it was 11%.  Sales for March 2014 were up by 3 units compared to March 2013.  The West Vancouver listing inventory has increased by ­­­33 homes compared to February 2014 and decreased by 32 homes compared to March 2013.  The average price year to date (YTD) is up 10% compared to March 2013 and is up by $848 compared to February 2014.  The West Vancouver median price decreased by $682,000 from February 2014 to March 2014 ($2,550,000 to $1,868,000). 

In North Vancouver, there were 134 sales in the month of March.  This represents a seller’s market with a 70% sales to new listings ratio.  For March 2014, the sales to total active listings percentage was 39% and for March 2013, it was 28%.  Sales for March 2014 were up by 21 units compared to March 2013.  The North Vancouver listing inventory has increased by 28 homes compared to February 2014 and decreased by 60 homes compared to March 2013.  The average price year to date (YTD) is up 9% compared to March 2013 and down by $59,531 compared to February 2014.  The North Vancouver median price decreased by $14,500 from February 2014 to March 2014 ($1,062,500 to $1,048,000).
