North Shore Real Estate Update March 2013

In West Vancouver, there were 58 sales in the month of March.  This represents a balanced market with a 41% sales to new listings ratio.  For March 2013, the sales to total active listings percentage was 11% and for March 2012, it was 18%.  Sales for March 2013 were down by 20 units compared to March 2012.  The West Vancouver listing inventory has increased by 17 homes compared to February 2013 and increased by 90 homes compared to March 2012.  The average price year to date (YTD) is down 5% compared to March 2012 and is down by $107,478 compared to February 2013.  The West Vancouver median price increased by $55,000 from February 2013 to March 2013 ($1,650,000 to $1,705,000). 

 

In North Vancouver, there were 113 sales in the month of March.  This represents a seller’s market with a 60% sales to new listings ratio.  For March 2013, the sales to total active listings percentage was 28% and for March 2012, it was 42%.  Sales for March 2013 were down by 8 units compared to March 2012.  The North Vancouver listing inventory has increased by 25 homes compared to February 2013 and increased by 112 homes compared to March 2012.  The average price year to date (YTD) is slightly higher compared to March 2012 and up by $3,394 compared to February 2013.  The North Vancouver median price decreased by $4,000 from February 2013 to March 2013 ($938,000 to $934,000).
