North Shore Real Estate Update March 2011
In West Vancouver, the sales to new listings percentage was 76% for the month of March compared to 40% in March 2010. The 76% for March 2011 represents a strong seller’s market based on activity. Sales for March 2011 were up by 80 units compared to March 2010. The West Vancouver listing inventory has increased by 13 homes compared to February 2011 and decreased by 55 homes compared to March 2010. The average price year to date (YTD) is up 22% compared to March 2010 and up by $82,119 compared to February 2011. The West Vancouver median price increased by $150,000 from February 2011 to March 2011 ($1,500,000 to $1,650,000).
In North Vancouver, the sales to new listings percentage was 66% for the month of March compared to 45% in March 2010. The 66% for March 2011 represents a seller’s market based on activity. Sales for March 2011 were up by 39 units compared to March 2010. The North Vancouver listing inventory has increased by 36 homes compared to February 2011 and increased by 16 homes compared to March 2010. The average price year to date (YTD) remains constant compared to March 2010 and up by $8,919 compared to February 2011. The North Vancouver median price increased by $29,000 from February 2011 to March 2011 ($902,000 to $931,000).
