In West Vancouver, there were 74 sales in the month of June. The sales to new listings ratio was 44% which represents a balanced market. For June 2016 the sales to total active listings percentage was 18%, a decrease from 21% in June 2015. Sales for June 2016 were down by 28 units compared to June 2015. 

 

The West Vancouver listing inventory has increased by 27 homes compared to May 2016 and decreased by 90 homes compared to June 2015. The average price year-to-date (YTD) is up 34% compared to June 2015 and is down by $15,641 compared to May 2016. The West Vancouver median price decreased by $40,000 from May 2016 to June 2016 ($3,140,000 to $3,100,000). 

 

In North Vancouver, there were 154 sales in the month of June. The sales to new listings ratio was 75% which represents a strong sellers market. For June 2016 the sales to total active listings percentage was 77%, an increase from 64% in June 2015. Sales for June 2016 were down by 2 units compared to June 2015. 

 

The North Vancouver listing inventory has decreased by 15 homes compared to May 2016 and decreased by 49 homes compared to June 2015. The average price year-to-date (YTD) is up 31% compared to June 2015 and is up by $12,349 compared to May 2016. The North Vancouver median price decreased by $155,000 from May 2016 to June 2016 ($1,815,000 to $1,660,000).
