In West Vancouver, there were 94 sales in the month of June.  This represents a seller’s market with a 56% sales to new listings ratio.  For June 2014, the sales to total active listings percentage was 17% and for June 2013, it was 12%.  Sales for June 2014 were up by 18 units compared to June 2013.  The West Vancouver listing inventory has decreased by 18 homes compared to May 2014 and decreased by 89 homes compared to June 2013.  The average price year to date (YTD) is up 10% compared to June 2013 and is up by $29,069 compared to May 2014.  The West Vancouver median price decreased by $100,000 from May 2014 to June 2014 ($2,200,000 to $2,100,000). 

 In North Vancouver, there were 135 sales in the month of June.  This represents a strong seller’s market with a 76% sales to new listings ratio.  For June 2014, the sales to total active listings percentage was 36% and for June 2013, it was 20%.  Sales for June 2014 were up by 36 units compared to June 2013.  The North Vancouver listing inventory has decreased by 22 homes compared to May 2014 and decreased by 109 homes compared to June 2013.  The average price year to date (YTD) is up 9% compared to June 2013 and down by $8,247 compared to May 2014.  The North Vancouver median price increased by $12,000 from May 2014 to June 2014 ($998,000 to $1,010,000).
