In West Vancouver, there were 76 sales in the month of June.  This represents a balanced market with a 44% sales to new listings ratio.  For June 2013, the sales to total active listings percentage was 12% and for June 2012, it was 9%.  Sales for June 2013 were up by 29 units compared to June 2012.  The West Vancouver listing inventory has decreased by ­­­2 homes compared to May 2013 and increased by 77 homes compared to June 2012.  The total number of active detached listings at the end of June 2013 is 625 and is the highest month end total since 1994.  The average price year to date (YTD) is down 3% compared to June 2012 and is down by $26,649 compared to May 2013.  The West Vancouver median price decreased by $65,500 from May 2013 to June 2013 ($1,795,500 to $1,730,000).  Historically, we have just finished the busiest 4 months of the year (March – June) with average prices continuing to decrease slowly. The next 6 months are the second most active of the year historically, with 50+ sales per month on average.

In North Vancouver, there were 99 sales in the month of June.  This represents a seller’s market with a 57% sales to new listings ratio.  For June 2013, the sales to total active listings percentage was 20% and for June 2012, it was 17%.  Sales for June 2013 were up by 26 units compared to June 2012.  The North Vancouver listing inventory has decreased by 12 homes compared to May 2013 and increased by 52 homes compared to June 2012.  The average price year to date (YTD) is down 2% compared to June 2012 and down by $4,363 compared to May 2013.  The North Vancouver median price increased by $20,000 from May 2013 to June 2013 ($935,000 to $955,000).
