In West Vancouver, the sales to new listings percentage was 56% for the month of June compared to 46% in June 2010.  The 56% for June 2011 represents a seller’s market based on activity.  I am adding a new figure in the newsletter, the percent of sales to total active listings.  For June 2011, the sales to total active listings percentage is 29% and for the month of May 2011, it was 39%.  Sales for June 2011 were up by 68 units compared to June 2010 (more than double!).  The West Vancouver listing inventory has increased by 39 homes compared to May 2011 and decreased by 95 homes compared to June 2010.  The average price year to date (YTD) is up 16% compared to June 2010 and up by $46,520 compared to May 2011.  The West Vancouver median price decreased by $135,000 from May 2011 to June 2011 ($1,910,000 to $1,775,000) 

 In North Vancouver, the sales to new listings percentage was 76% for the month of June compared to 65% in June 2010.  The 76% for June 2011 represents a strong seller’s market based on activity.  For June 2011, the sales to total active listings percentage is 48% and for the month of May 2011, it was 43%.  Sales for June 2011 were up by 41 units compared to June 2010.  The North Vancouver listing inventory has decreased by 22 homes compared to May 2011 and decreased by 130 homes compared to June 2010.  The average price year to date (YTD) is up 7% compared to June 2010 and down by $1,559 compared to May 2011.  The North Vancouver median price decreased by $68,000 from May 2011 to June 2011 ($959,000 to $891,000).
