NORTH SHORE REAL ESTATE UPDATE JULY 2016

In West Vancouver, there were 44 sales in the month of July. The sales to new listings ratio was 26% which represents a buyer’s market. For July 2016 the sales to total active listings percentage was 10%, a decrease from 16% in July 2015. Sales for July 2016 were down by 36 units compared to July 2015. 

 

The West Vancouver listing inventory has increased by 24 homes compared to June 2016 and decreased by 56 homes compared to July 2015. The average price year-to-date (YTD) is up 34% compared to July 2015 and is up by $3,212 compared to June 2016. The West Vancouver median price decreased by $50,000 from June 2016 to July 2016 ($3,100,000 to $3,050,000). 

 

In North Vancouver, there were 99 sales in the month of July. The sales to new listings ratio was 55% which represents a seller’s market. For July 2016 the sales to total active listings percentage was 46%, a decrease from 57% in July 2015. Sales for July 2016 were down by 17 units compared to July 2015. 

 

The North Vancouver listing inventory has increased by 17 homes compared to June 2016 and increased by 12 homes compared to July 2015. The average price year-to-date (YTD) is up 32% compared to July 2015 and is up by $5,836 compared to June 2016. The North Vancouver median price has seen no change from June 2016 to July 2016 ($1,660,000 to $1,660,000).
