In West Vancouver, there were 46 sales in the month of July which represent the third lowest total since 1995. However, we just made it into a balanced market with a 35% sales to new listings ratio (35% to 50% represents a balanced market).  For July 2012, the sales to total active listings percentage was 9% and for the month of June 2012, it was 8%.  Sales for July 2012 were down by 40 units compared to July 2011.  The West Vancouver listing inventory has decreased by 15 homes compared to June 2012 and has increased by 76 homes compared to July 2011.  The average price year to date (YTD) is up 9% compared to July 2011 and up by $6,761 compared to June 2012.  The West Vancouver median price increased by $22,000 from June 2012 to July 2012 ($1,830,000 to $1,852,000). 

 

In North Vancouver, the sales to new listings percentage was 46% for the month of July compared to 69% in July 2011.  The 46% for July 2012 represents a balanced market based on activity.  For July 2012, the sales to total active listings percentage was 15% and for the month of June 2012, it was 16%.  Sales for July 2012 were down by 32 units compared to July 2011.  The North Vancouver listing inventory has decreased by 27 homes compared to June 2012 and increased by 97 homes compared to July 2011.  The average price year to date (YTD) is up 6% compared to July 2011 and up by $5,976 compared to June 2012.  The North Vancouver median price increased by $26,500 from June 2012 to July 2012 ($966,500 to $993,000).
