In West Vancouver, the sales to new listings percentage was 53% for the month of July compared to 54% in July 2010.  The 53% for July 2011 represents a seller’s market based on activity.  For July 2011, the sales to total active listings percentage is 19% and for the month of June 2011, it was 29%.  Sales for July 2011 were up by 30 units compared to July 2010.  The West Vancouver listing inventory has decreased by 11 homes compared to June 2011 and decreased by 78 homes compared to July 2010.  The average price year to date (YTD) is up 19% compared to July 2010 and up by $9,413 compared to June 2011.  The West Vancouver median price increased by $69,000 from June 2011 to July 2011 ($1,775,000 to $1,844,000). 

 In North Vancouver, the sales to new listings percentage was 69% for the month of July compared to 76% in July 2010.  The 69% for July 2011 represents a seller’s market based on activity.  For July 2011, the sales to total active listings percentage is 30% and for the month of June 2011, it was 48%.  Sales for July 2011 were up by 17 units compared to July 2010.  The North Vancouver listing inventory has decreased by 12 homes compared to June 2011 and decreased by 84 homes compared to July 2010.  The average price year to date (YTD) is up 7% compared to July 2010 and down by $2,805 compared to June 2011.  The North Vancouver median price increased by $10,000 from June 2011 to July 2011 ($891,000 to $901,000).
