In West Vancouver, there were 20 sales in the month of January. The sales to new listings ratio was 12% which represents a buyer’s market. For January 2017 the sales to total active listings percentage was 5%, a decrease from 27% in January 2016. Sales for January 2017 were down by 62 units compared to January 2016. 

 

The West Vancouver listing inventory has increased by 61 homes compared to December 2016 and increased by 33 homes compared to January 2016. The average price year-to-date (YTD) is up 3% compared to January 2016 and is up by $90,536 compared to December 2016. The West Vancouver median price decreased by $230,000 from December 2016 to January 2017 ($2,850,000 to $2,620,000). 

 

In North Vancouver, there were 34 sales in the month of January. The sales to new listings ratio was 24% which represents a buyer’s market. For January 2017 the sales to total active listings percentage was 16%, a decrease from 52% in January 2016. Sales for January 2017 were down by 34 units compared to January 2016. 

 

The North Vancouver listing inventory has increased by 44 homes compared to December 2016 and increased by 85 homes compared to January 2016. The average price year-to-date (YTD) is up 1% compared to January 2016 and is down $33,397 compared to December 2016. The North Vancouver median price increased by $5,000 from December 2016 to January 2017 ($1,590,000 to $1,595,000).
