In West Vancouver, there were 82 sales in the month of January. The sales to new listings ratio was 46% which represents a balanced market. For January 2016 the sales to total active listings percentage was 27%, an increase from 12% in January 2015. Sales for January 2016 were up by 35 units compared to January 2015. 

 

The West Vancouver listing inventory has increased by 27 homes compared to December 2015 and decreased by 83 homes compared to January 2015. The average price year-to-date (YTD) is up 58% compared to January 2015 and is up by $634,713 compared to December 2015. The West Vancouver median did not change from December 2015 to January 2016. 

 

In North Vancouver, there were 68 sales in the month of January. The sales to new listings ratio was 48% which represents a balanced market. For January 2016 the sales to total active listings percentage was 51%, an increase from 30% in January 2015. The number of sales for January 2016 were the same as January 2015. 

 

The North Vancouver listing inventory has increased by 49 homes compared to December 2015 and decreased by 65 homes compared to January 2015. The average price year-to-date (YTD) is up 22% compared to January 2015 and is up by $299,427 compared to December 2015. The North Vancouver median price increased by $125,000 from December 2015 to January 2016 ($1,475,000 to $1,600,000).
