In West Vancouver, there were 47 sales in the month of January.  This represents a buyer’s market with a 24 % sales to new listings ratio.  For January 2015, the sales to total active listings percentage was 11%, just up slightly from 10% in January 2014.  Sales for January 2015 were up by 3 units compared to January 2014.  The West Vancouver listing inventory has increased by 66 homes compared to December 2014 and decreased by 30 homes compared to January 2014.  The average price year to date (YTD) is up 2 % compared to January 2014 and is down by $257,386 compared to December 2014.  The West Vancouver median price decreased by $83,800 from December 2014 to January 2015 ($2,133,800 to $2,050,000). 

In North Vancouver, there were 68 sales in the month of January.  This represents a balanced market with a 45% sales to new listings ratio.  For January 2015, the sales to total active listings percentage was 34%, an increase from 20% in January 2014.  Sales for January 2015 were up by 15 units compared to January 2014.  The North Vancouver listing inventory has decreased by 32 homes compared to December 2014 and decreased by 60 homes compared to January 2014.  The average price year to date (YTD) is up 17% compared to January 2014 and up by $229,496 compared to December 2014.  The North Vancouver median price decreased by $140,000 from December 2014 to January 2015 ($1,350,000 to $1,210,000).
