In West Vancouver, there were 44 sales in the month of January.  This represents a buyer’s market with a 23% sales to new listings ratio.  For January 2014, the sales to total active listings percentage was 10% and for January 2013, it was 9%.  Sales for January 2014 were up by 6 units compared to January 2013.  The West Vancouver listing inventory has increased by ­­­59 homes compared to December 2013 and increased by 17 homes compared to January 2013.  The average price year to date (YTD) is down 9% compared to January 2013 and is down by $103,086 compared to December 2013.  The West Vancouver median price decreased by $320,000 from December 2013 to January 2014 ($2,138,000 to $1,818,000). 

In North Vancouver, there were 53 sales in the month of January.  This represents a balanced market with a 35% sales to new listings ratio.  For January 2014, the sales to total active listings percentage was 20% and for January 2013, it was 16%.  Sales for January 2014 were up by 1 unit compared to January 2013.  The North Vancouver listing inventory has increased by 37 homes compared to December 2013 and decreased by 61 homes compared to January 2013.  The average price year to date (YTD) is up 23% compared to January 2013 and up by $132,304 compared to December 2013.  The North Vancouver median price increased by $140,500 from December 2013 to January 2014 ($960,000 to $1,100,500).
