In West Vancouver, the sales to new listings percentage was 21% for the month of January compared to 35% in January 2011.  The 21% for January 2012 represents a buyer’s market based on activity.  For January 2012, the sales to total active listings percentage was 10% and for the month of December 2011, it was 12%.  Sales for January 2012 were down by 7 units compared to January 2011.  The West Vancouver listing inventory has increased by 66 homes compared to December 2011 and has increased by 74 homes compared to January 2011.  The average price year to date (YTD) is up 22% compared to January 2011 and up by $79,833 compared to December 2011.  The West Vancouver median price increased by $363,000 from December 2011 to January 2012 ($1,537,000 to $1,900,000). 

In North Vancouver, the sales to new listings percentage was 39% for the month of January compared to 33% in January 2011.  The 39% for January 2011 represents a balanced market based on activity.  For January 2012, the sales to total active listings percentage was 27% and for the month of December 2011, it was 30%.  Sales for January 2012 were up by 11 units compared to January 2011.  The North Vancouver listing inventory has increased by 38 homes compared to December 2011 and decreased by 3 homes compared to January 2011.  The average price year to date (YTD) is up 4% compared to January 2011 and down by $13,749 compared to December 2011.  The North Vancouver median price decreased by $34,172 from December 2011 to January 2012 ($970,000 to $935,828).
