In West Vancouver, the sales to new listings percentage was 35% for the month of January compared to 18% in January 2010.  The 35% for January 2011 represents a balanced market based on activity.  Sales for January 2011 were up by 20 units compared to January 2010.  The West Vancouver listing inventory has increased by 18 homes compared to December 2010 and decreased by 28 homes compared to January 2010.  The average price in January is up 36% compared to January 2010 and down by $41,562 compared to December 2010.  The West Vancouver median price decreased by $147,000 from December 2010 to January 2011 ($1,475,000 to $1,328,000). 

In North Vancouver, the sales to new listings percentage was 33% for the month of January compared to 32% in January 2010.  The 33% for January 2011 represents a buyer’s market based on activity.  Sales for January 2011 were up by 6 units compared to January 2010.  The North Vancouver listing inventory has increased by 40 homes compared to December 2010 and increased by 22 homes compared to January 2010.  The average price in January is down 2% compared to January 2010 and up by $21,365 compared to December 2010.  The North Vancouver median price increased by $72,000 from December 2010 to January 2011 ($818,000 to $890,000).
