In West Vancouver, there were 141 sales in the month of February. The sales to new listings ratio was 58% which represents a seller’s market. For February 2016 the sales to total active listings percentage was 40%, an increase from 25% in February 2015. Sales for February 2016 were up by 28 units compared to February 2015. 

 

The West Vancouver listing inventory has increased by 48 homes compared to January 2016 and decreased by 116 homes compared to February 2015. The average price year-to-date (YTD) is up 40% compared to February 2015 and is up by $84,954 compared to January 2016. The West Vancouver median price increased by $310,000 from January 2016 to February 2016 ($3,000,000 to $3,310,000). 

 

In North Vancouver, there were 159 sales in the month of February. The sales to new listings ratio was 67% which represents a sellers’ market. For February 2016 the sales to total active listings percentage was 83%, an increase from 48% in February 2015. Sales for February 2016 were up by 35 units compared to February 2015. 

 

The North Vancouver listing inventory has increased by 60 homes compared to January 2016 and decreased by 68 homes compared to February 2015. The average price year-to-date (YTD) is up 27% compared to February 2015 and is down by $6,816 compared to January 2016. The North Vancouver median price decreased by $14,000 from January 2016 to February 2016 ($1,600,000 to $1,586,000).
