In West Vancouver, the sales to new listings percentage was 54% for the month of February compared to 52% in February 2011.  The 54% for February 2012 represents a seller’s market based on activity.  For February 2012, the sales to total active listings percentage was 17% and for the month of January 2012, it was 10%.  Sales for February 2012 were down by 24 units compared to February 2011.  The West Vancouver listing inventory has increased by 7 homes compared to January 2012 and has increased by 37 homes compared to February 2011.  The average price year to date (YTD) is up 24% compared to February 2011 and up by $68,505 compared to January 2012.  The West Vancouver median price decreased by $50,000 from January 2012 to February 2012 ($1,900,000 to $1,850,000). 

In North Vancouver, the sales to new listings percentage was 55% for the month of February compared to 56% in February 2011.  The 55% for February 2011 represents a seller’s market based on activity.  For February 2012, the sales to total active listings percentage was 40% and for the month of January 2012, it was 27%.  Sales for February 2012 were down by 8 units compared to February 2011.  The North Vancouver listing inventory has increased by 42 homes compared to January 2012 and decreased by 19 homes compared to February 2011.  The average price year to date (YTD) is up 7% compared to February 2011 and up by $39,810 compared to January 2012.  The North Vancouver median price increased by $64,172 from January 2012 to February 2012 ($935,828 to $1,000,000).
