North Shore Real Estate Update February 2011
In West Vancouver, the sales to new listings percentage was 52% for the month of February compared to 54% in February 2010. The 52% for February 2011 represents a seller’s market based on activity. Sales for February 2011 were up by 32 units compared to February 2010. The West Vancouver listing inventory has increased by 44 homes compared to January 2011 and decreased by 6 homes compared to February 2010. The average price year to date (YTD) is up 19% compared to February 2010 and up by $22,972 compared to January 2011. The West Vancouver median price increased by $172,000 from January 2011 to February 2011 ($1,328,000 to $1,500,000).
In North Vancouver, the sales to new listings percentage was 56% for the month of February compared to 66% in February 2010. The 56% for February 2011 represents a seller’s market based on activity. Sales for February 2011 were up by 33 units compared to February 2010. The North Vancouver listing inventory has increased by 58 homes compared to January 2011 and increased by 59 homes compared to February 2010. The average price year to date (YTD) is down 2% compared to February 2010 and up by $15,418 compared to January 2011. The North Vancouver median price increased by $12,000 from January 2011 to February 2011 ($890,000 to $902,000).
