In West Vancouver, the sales to new listings percentage was 108% for the month of December compared to 142% in December 2010.  The 108% for December 2011 represents a very strong seller’s market based on activity.  For December 2011, the sales to total active listings percentage is 12% and for the month of November 2011, it was 16%.  Sales for December 2011 were down by 12 units compared to December 2010.  The West Vancouver listing inventory has decreased by 82 homes compared to November 2011 and has increased by 26 homes compared to December 2010.  The average price year to date (YTD) is up 15% compared to December 2010 and down by $13,614 compared to November 2011.  The West Vancouver median price decreased by $283,000 from November 2011 to December 2011 ($1,820,000 to $1,537,000). 

In North Vancouver, the sales to new listings percentage was 165% for the month of December compared to 222% in December 2010.  The 165% for December 2011 represents a very strong sellers market based on activity.  For December 2011, the sales to total active listings percentage is 30% and for the month of November 2011, it was 28%.  Sales for December 2011 were up by 4 units compared to December 2010.  The North Vancouver listing inventory has decreased by 93 homes compared to November 2011 and decreased by 1 home compared to December 2010.  The average price year to date (YTD) is up 8% compared to December 2010 and up by $2,897 compared to November 2011.  The North Vancouver median price increased by $20,000 from November 2011 to December 2011 ($950,000 to $970,000).
