In West Vancouver, there were 72 sales in the month of August.  This represents a seller’s market with a 71% sales to new listings ratio.  For August 2014, the sales to total active listings percentage was 14% and for August 2013, it was 14%.  Sales for August 2014 were down by 3 units compared to August 2013.  The West Vancouver listing inventory has decreased by 42 homes compared to July 2014 and decreased by 45 homes compared to August 2013.  The average price year to date (YTD) is up 8% compared to August 2013 and is down by $16,405 compared to July 2014.  The West Vancouver median price decreased by $22,500 from July 2014 to August 2014 ($1,950,000 to $1,927,500). 

In North Vancouver, there were 99 sales in the month of August.  This represents a strong seller’s market with a 96% sales to new listings ratio.  For August 2014, the sales to total active listings percentage was 34% and for August 2013, it was 21%.  Sales for August 2014 were up by 23 units compared to August 2013.  The North Vancouver listing inventory has decreased by 37 homes compared to July 2014 and decreased by 73 homes compared to August 2013.  The average price year to date (YTD) is up 9% compared to August 2013 and up by $2,770 compared to July 2014.  The North Vancouver median price decreased by $40,800 from July 2014 to August 2014 ($1,105,800 to $1,065,000).
