In West Vancouver, the sales to new listings percentage was 55% for the month of August compared to 46% in August 2010.  The 55% for August 2011 represents a seller’s market based on activity.  For August 2011, the sales to total active listings percentage is 18% and for the month of July 2011, it was 19%.  Sales for August 2011 were up by 34 units compared to August 2010.  The West Vancouver listing inventory has decreased by 23 homes compared to July 2011 and decreased by 78 homes compared to August 2010.  The average price year to date (YTD) is up 18% compared to August 2010 and up by $44,463 compared to July 2011.  The West Vancouver median price increased by $166,000 from July 2011 to August 2011 ($1,844,000 to $2,010,000). 

In North Vancouver, the sales to new listings percentage was 66% for the month of August compared to 63% in August 2010.  The 66% for August 2011 represents a seller’s market based on activity.  For August 2011, the sales to total active listings percentage is 26% and for the month of July 2011, it was 30%.  Sales for August 2011 were up by 15 units compared to August 2010.  The North Vancouver listing inventory has decreased by 33 homes compared to July 2011 and decreased by 71 homes compared to August 2010.  The average price year to date (YTD) is up 7% compared to August 2010 and down by $5,902 compared to July 2011.  The North Vancouver median price decreased by $36,000 from July 2011 to August 2011 ($901,000 to $865,000).
