NORTH SHORE REAL ESTATE UPDATE APRIL 2018

In West Vancouver, there were 32 sales in the month of April. The sales to new listings ratio was 15% which represents a buyer’s market. For April 2018, the sales to total active listings percentage was 6%, a decrease from 16% in April 2017. Sales for April 2018 were down by 34 units compared to April 2017. 

The West Vancouver listing inventory has increased by 57 homes compared to March 2018 and increased by 102 homes compared to April 2017. The average price year-to-date (YTD) is down by 14% compared to April 2017 and is down by $84,115 compared to March 2018. The West Vancouver median price decreased by $300,000 from March 2018 to April 2018 ($2,900,000 to $2,600,000). 

In North Vancouver, there were 77 sales in the month of April. The sales to new listings ratio was 31% which represents a buyer’s market. For April 2018, the sales to total active listings percentage was 20%, a decrease from 43% in April 2017. Sales for April 2018 were down 33 units compared to April 2017. 

The North Vancouver listing inventory has increased by 78 homes compared to March 2018 and increased by 137 homes compared to April 2017. The average price year-to-date (YTD) is down 2% compared to April 2017 and is down by $6,801 compared to March 2018. The North Vancouver median price decreased by $136,000 from March 2018 to April 2018 ($1,785,000 to $1,649,000).
