In West Vancouver, there were 113 sales in the month of April. The sales to new listings ratio was 52% which represents a seller’s market. For April 2016 the sales to total active listings percentage was 32%, an increase from 22% in April 2015. Sales for April 2016 were up by 4 units compared to April 2015. 

 

The West Vancouver listing inventory has increased by 25 homes compared to March 2016 and decreased by 123 homes compared to April 2015. The average price year-to-date (YTD) is up 39% compared to April 2015 and is up by $16,847 compared to March 2016. The West Vancouver median price decreased by $60,000 from March 2016 to April 2016 ($3,360,000 to $3,300,000). 

 

In North Vancouver, there were 160 sales in the month of April. The sales to new listings ratio was 82% which represents a strong sellers’ market. For April 2016 the sales to total active listings percentage was 95%, an increase from 65% in April 2015. Sales for April 2016 were down by 7 units compared to April 2015. 

 

The North Vancouver listing inventory has decreased by 4 homes compared to March 2016 and decreased by 89 homes compared to April 2015. The average price year-to-date (YTD) is up 28% compared to April 2015 and is up by $43,815 compared to March 2016. The North Vancouver median price increased by $80,000 from March 2016 to April 2016 ($1,600,000 to $1,680,000).
