In West Vancouver, there were 76 sales in the month of April.  This represents a balanced market with a 38% sales to new listings ratio.  For April 2014, the sales to total active listings percentage was 15% and for April 2013, it was 10%.  Sales for April 2014 were up by 15 units compared to April 2013.  The West Vancouver listing inventory has increased by ­­­27 homes compared to March 2014 and decreased by 74 homes compared to April 2013.  The average price year to date (YTD) is up 6% compared to April 2013 and is down by $33,001 compared to March 2014.  The West Vancouver median price increased by $32,000 from March 2014 to April 2014 ($1,868,000 to $1,900,000). 

In North Vancouver, there were 141 sales in the month of April.  This represents a seller’s market with a 54% sales to new listings ratio.  For April 2014, the sales to total active listings percentage was 34% and for April 2013, it was 25%.  Sales for April 2014 were up by 22 units compared to April 2013.  The North Vancouver listing inventory has increased by 69 homes compared to March 2014 and decreased by 70 homes compared to April 2013.  The average price year to date (YTD) is up 11% compared to April 2013 and up by $19,011 compared to March 2014.  The North Vancouver median price increased by $70,000 from March 2014 to April 2014 ($1,048,000 to $1,118,000).
