In West Vancouver, there were 61 sales in the month of April.  This represents a buyer’s market with a 30% sales to new listings ratio.  For April 2013, the sales to total active listings percentage was 10% and for April 2012, it was 17%.  Sales for April 2013 were down by 22 units compared to April 2012.  The West Vancouver listing inventory has increased by 69 homes compared to March 2013 and increased by 110 homes compared to April 2012.  The average price year to date (YTD) is down 1% compared to April 2012 and is up by $60,367 compared to March 2013.  The West Vancouver median price increased by $245,000 from March 2013 to April 2013 ($1,705,000 to $1,950,000). 

In North Vancouver, there were 119 sales in the month of April.  This represents a balanced market with a 45% sales to new listings ratio.  For April 2013, the sales to total active listings percentage was 25% and for April 2012, it was 35%.  Sales for April 2013 were up by 1 unit compared to April 2012.  The North Vancouver listing inventory has increased by 79 homes compared to March 2013 and increased by 146 homes compared to April 2012.  The average price year to date (YTD) is down 1% compared to April 2012 and down by $1,301 compared to March 2013.  The North Vancouver median price increased by $91,000 from March 2013 to April 2013 ($934,000 to $1,025,000).
