North Shore Real Estate Update April 2011
In West Vancouver, the sales to new listings percentage was 70% for the month of April compared to 46% in April 2010. The 70% for April 2011 represents a seller’s market based on activity. Sales for April 2011 were up by 50 units compared to April 2010. The West Vancouver listing inventory has increased by 17 homes compared to March 2011 and decreased by 73 homes compared to April 2010. The average price year to date (YTD) is up 17% compared to April 2010 and up by $94,481 compared to March 2011. The West Vancouver median price increased by $240,000 from March 2011 to April 2011 ($1,650,000 to $1,890,000).
In North Vancouver, the sales to new listings percentage was 68% for the month of April compared to 44% in April 2010. The 68% for April 2011 represents a seller’s market based on activity. Sales for April 2011 were up by 12 units compared to April 2010. The North Vancouver listing inventory has increased by 31 homes compared to March 2011 and decreased by 63 homes compared to April 2010. The average price year to date (YTD) is up 3% compared to April 2010 and up by $14,282 compared to March 2011. The North Vancouver median price increased by $19,000 from March 2011 to April 2011 ($931,000 to $950,000).
