North Shore Real Estate Update March 2012
In West Vancouver, the sales to new listings percentage was 49% for the month of March compared to 76% in March 2011. The 49% for March 2012 represents a balanced market based on activity. For March 2012, the sales to total active listings percentage was 18% and for the month of February 2012, it was 17%. Sales for March 2012 were down by 74 units compared to March 2011. The West Vancouver listing inventory has increased by 34 homes compared to February 2012 and has increased by 58 homes compared to March 2011. The average price year to date (YTD) is up 21% compared to March 2011 and up by $39,154 compared to February 2012. The West Vancouver median price decreased by $12,000 from February 2012 to March 2012 ($1,850,000 to $1,838,000).
In North Vancouver, the sales to new listings percentage was 61% for the month of March compared to 66% in March 2011. The 61% for March 2011 represents a seller’s market based on activity. For March 2012, the sales to total active listings percentage was 42% and for the month of February 2012, it was 40%. Sales for March 2012 were down by 13 units compared to March 2011. The North Vancouver listing inventory has increased by 33 homes compared to February 2012 and decreased by 22 homes compared to March 2011. The average price year to date (YTD) is up 8% compared to March 2011 and up by $19,181 compared to February 2012. The North Vancouver median price increased by $16,000 from February 2012 to March 2012 ($1,000,000 to $1,016,000).
