North Shore Real Estate Update
In West Vancouver, the sales to new listings percentage was 27% for the month of May compared to 46% in May 2009. The 27% for May 2010 represents a buyer’s market. Sales for May 2010 were up by 6 units compared to May 2009. The West Vancouver listing inventory has increased by 110 homes compared to April 2010 and 88 homes compared to May 2009. The average price year to date (YTD) was up 22% compared to May 2009 and up by 2% compared to April 2010. The West Vancouver median price dropped by $60,000 from April 2010 to May 2010.
In North Vancouver, the sales to new listings percentage was 42% for the month of May compared to 78% in May 2009. The 42% for May 2010 represents a balanced market. Sales for May 2010 were down by 41 units compared to May 2009. In addition, the North Vancouver listing inventory has increased by 70 homes compared to April 2010 and 157 homes compared to May 2009. The average price year to date (YTD) was up 18% compared to May 2009 and down by less than 1% compared to April 2010. The North Vancouver median price increased by $20,000 from April 2010 to May 2010.
