North Shore Real Estate Update
In West Vancouver, the sales to new listings ratio was 128% for the month of December compared to 54% in December 2008. The 128% for December 2009 represents a very strong seller’s market. Sales for December 2009 are up by 36 units compared to December 2008. Also, the West Vancouver listing inventory has dropped by 135 units compared to last year for the same month. The average price year to date (YTD) was down 12% compared to December 2008. The West Vancouver YTD average price decreased from $1,603,625 to $1,600,813 between November 2009 and December 2009.
In North Vancouver, the ratio of sales to new listings was 165% for the month of December compared to 119% in December 2008. The 165% for December 2009 represents a very strong seller’s market. Sales for December 2009 are up by 29 units compared to December 2008. In addition, the North Vancouver listing inventory has dropped by 143 units compared to last year for the same month. The average price year to date (YTD) was down 5% compared to December 2008. North Vancouver YTD average price increased from $898,729 to $902,110 between November 2009 and December 2009.
